Embark on your multistorey story

Defining multistorey logistics

A multistorey logistics building is a busy place. People and goods must circulate in harmony; products of any kind must be safely & seamlessly received, moved, stored, accessed and dispatched.

The technical choices made when building a multistorey logistics platform must meet the needs of its future users.

The upper floor or floors need their own truck courts and access ramps. And that’s where things could get complicated.

There are several possible reasons for building a multistorey logistics platform:

  • to satisfy a specific client request (such as in the case of an automated process
  • to bring together a variety of activities under one roof (e.g. a factory on the ground floor and offices on the upper floors)
  • to meet both storage and logistics needs.

Land scarcity and soil sealing regulations

As a commercial real estate leader in France, GSE has developed an innovative multistorey construction concept that maximises the use of available land. By optimising space utilisation, these facilities also meet the environmental imperative of limiting soil sealing. This approach thereby combines economic development, industrialisation and access to strategic locations for our clients.

GSE can oversee your project from start to finish, including:

  • Construction law
  • Feasibility studies
  • Administrative procedures
  • Decontamination surveys

Multistorey spaces for versatile uses

Multistorey buildings are flexible. The floors can be adapted to specific needs. For end users such as craftsmen, manufacturers or professionals in a variety of fields, each level can be dedicated to a different function.

For example, ground floors can be used for workshops or storage space, while upper floors often house offices. This horizontal and vertical organisation optimises the use of available space while meeting the technical and logistical requirements of various lines of business.

Foire aux questions

Can we use low-carbon concrete to decrease our project’s environmental footprint ?
Too much concrete means… too much carbon! Since the summer of 2023, GSE has exclusively used low-carbon concrete for the paving of all its buildings. GSE’s multistorey buildings are built on a concrete frame structure. If you would like your structure to be made from low-carbon concrete, we will tailor your project to your preferences.
What are the benefits of a multistorey building in my municipality ?
You can combine a variety of uses in a single multistorey facility, including office space, warehouses and factories. Building upwards enables us to create more compact designs, thereby limiting the building’s footprint and reducing its environmental impact.
Do the procedures for constructing a multistorey building take longer ?
Official government procedures, such as obtaining a building permit, are the same for all types of buildings and involve the same processing times. GSE’s internal procedures – such as project design, budget assessment and works planning – do not necessarily take any longer than those of a conventional building. When our experts are involved from the outset, we can optimise deadlines as much as possible. GSE has been a leader in the field of multistorey buildings for 25 years, providing complete mastery of the entire value chain.
How do you solve the common problem of insufficient natural light ?
We optimise the use of natural light wherever possible, mainly on upper floors and in spaces adjacent to the facades. Deep inside the building, for instance in the centre of the ground floor, we compensate with low-energy LED lighting.
What type of building is suitable for a multistorey configuration ?
Multistorey buildings have endless applications. GSE, acting as your partner, can advise you on how to make your concepts feasible. A multistorey configuration will enable you to maintain logistical efficiency while diversifying your activities close to cities.
What are the height restrictions ?
There is no universal height restriction – all depends on the local zoning. The maximum height allowed for a building is specified in the urban planning regulations of each municipality (the “PLU” in France). As such, height limits may vary from one location to another. Your project’s specific plot of land will determine its height restrictions.
How do you access the upper levels of a multistorey building ?
There are various ways to access the upper floors of a building: yours should be custom-designed to meet your specific needs. • For heavy or light vehicles, access can be provided at ground level or directly to the upper floor via a ramp. • For the goods themselves, we also use cargo lifts for transport between levels. Our access solutions are tailored to the nature of your business.
