Logistic park in France: a brief overview.

Changes in regulations have made many logistic buildings obsolete which can now be classified as follows:

  • a)   Warehouses which are 15 and 20 years old have designs which have become obsolete (example : clearance height under beam). They will be torn down, which will free up strategic land.
  • b)   Buildings built between 1990 and 2001, before application of the new ICPE 1510 regulation of 5 August 2002, are due for renovation. Approximately half of these building operators indicate that they intend to renovate. However, the cost of such renovation may reorient their decision toward new construction.

In terms of building typology, the logistics sector consists of approximately 80% of buildings smaller than 20,000 m².
The current trend points to the development of multi-user logistics buildings. Another change is the inclusion of service activities in the warehouse, ranging from back-office activities, after-sales service and other added-value services performed in the warehouse building.

The major growth zones continue to be concentrated on the outskirts of the major metropoles of Paris, Lyon and Marseilles and also on the major routes in the North of France, Ile-de-France, Rhône-Alpes and Provence-Riviera.
In addition, we have identified increasing demand in the greater West of France, the greater East, and the North of France.
