10 innovations for the optimal solution for logistics buildings.

1 • The building grid
The standard OPTIMA modular grid, which places the pallet at the heart of warehouse, responds to several constraints: frequency of placement and removal of pallets from their racks, width and forklift movements, division into units (location of firewalls), location of sprinkler heads, natural and electric lighting, structural stresses (columns, beams-purlins, façade framework, dock doors).
2 • Building height
OPTIMA warehouses store pallets up to 6 floors with the location of columns and main structural beams between the racks frees design from the notion of clearance height.
3 • Wood concrete structures

 

OPTIMA has focused on a time-tested solution: columns are concrete, the ideal material for bearing heavy vertical loads, whilst the beams and purlins are glue-laminated timber: simple to produce and easily transported, wood provides a good fire resistance and comes from eco-certified and managed sustainable resource.

4 • Rainwater management
OPTIMA roofing eliminates the shortcomings linked to heavy rain management on large buildings. It also optimizes drainage and removal of rainwater.
5 • The technical garden

 

Transformer, boiler room, sprinkler room… are housed in a pre-fabricated container, installed in a protected outdoor space christened “the technical garden”, which is connected to the warehouse.

6 • Dock shelters

Modular dock shelters “pods” allow for the  flexibility in the number of loading bay over time and protect the building from trucks impact, together with increasing usable warehouse space by 3.5%.

7 • Energy sources: solar + wood heating

A warehouse roof is the ideal location for installing photovoltaic systems with electrical production reaching up to 100 kWh/m² /year (South of France).

Domestic hot water is produced using rooftop solar panels (up to 80 % energy savings).

Heating, via industrial wood furnace technology, is the least expensive solution on the market.

8 • Eco-Light®
OPTIMA has selected a lighting system totally adapted to warehouses - the light beam is rectangular and lights only the aisles, the tops of the pallets remain in the dark, reducing consumption by half !
9 • Jointless floors

The OPTIMA floor is joint-free. The advantages: completly smooth surface; plani-
metry adapted to each project; no sawn joints thus none of the weaknesses nor maintenance created by these joints. Construction joints every 900 m², reinforced by a flawless, heavy-duty steel strip.

10 • "Race": speed of construction
Construction time for a 24,000 m² warehouse currently can be as little as 14 weeks with coordination and a well-managed process: flawless anticipation and scheduling mean tasks can be linked, with no wasted time.
